ESTIMATES WE HAVE GIVEN

CITY: LEEDS Our house has a floor area on the ground floor, of 30x30 ft approx. It has an apex roof at the moment and the loft was converted to 3 bed rooms.

How ever due to nature of apex roof , the head room in the bed rooms, especially towards the peripheries is quite limited.

I would like to change the roof to a gable roof with smaller inclination, perhaps closer to 25 or 30 degrees.

As the roof is converted to gable of low inclination, from an approx 45 degree apex roof, there will be some gap between the existing brickwork and the roof, which I am hoping will be enough to give us some decent height upstairs.

I would like to have a roof with pure black or dark gray tiles/slate.

So changing the apex roof of a bungalow to gable roof, approx 30x30 ft floor area, gable roof with 25 degree inclination, additional brickwork to connect existing walls to underside of the roof. That is the work.
CITY: LEEDS Internal Alterations
· Remove existing staircase to loft conversion and install a closed winding staircase to create sufficient additional space to accommodate a new bathroom in southwest corner of existing dormer adjacent to the new staircase. Stairwell to rise to height of rafters in loft. [Note: Winder to rise from same position as existing staircase]
· Strip out existing bathroom suite, retaining fixtures and fittings (including extractor fans and lighting) for reuse in new bathroom suite
· Form new stud partition walls to accommodate new bathroom within the existing dormer. Where new stud walls are formed, install new rafters within existing cage of steels/rafters to support weight of stud partition (i.e. stud partition must not rest of flooring boards. Install appropriate sound insulation to meet Building Regulations. Re-use existing door and door furniture from existing bathroom)
· Relocate existing bathroom suite (or new fittings as supplied by client) (including all associated plumbing and electrical works) from under eaves to the front of the existing dormer, into the space created by relocating the staircase. Layout to be agreed with client prior to commencement of works.
· Lift and relay existing flooring boards, ensuring that all joints meet over floor joists/noggins
· Relocate existing lighting pendants/wall sockets as agreed on site with client
· Form additional cupboard space/shelving as agreed/directed by client.
· Tile No.2 bathroom walls (to be agreed with client on site) with tiles supplied by client
· Making good following internal alternations
· Removal all waste materials and leave property in clean condition ready for redecoration

 

CITY: LEEDS I need a builder for a loft conversion. Plans and building regs have been aproved by local council. Work is as follows:

Dormer window full length of one side and two rooms bedroon and bathroom. The projet will start in the new year.

 

CITY: LEEDS I have bought a 3 bed Victorian terraced house which needs modernisation.
Specifically
1) Internal wall knocked down to create through kitchen.
2) Full rewiring of house.
3) Central Heating Installation
4) Upstairs bathroom will partition walling + one ensuite shower/w.c. Also downstairs wc below stairs. This will require full plumbing

Additionally the following jobs may be taken out subject to cost
5) Extension to kitchen (6m * 2m). Will require taking out side wall of house + beam.
6) Loft conversion.
