ESTIMATES WE HAVE GIVEN

CITY: EDINBURGH ELECTRICAL
Complete basic re-wire including trip fuse board, sockets and light fittings (MUST BE NICEIC APPROVED). One light fitting required in each of 3 bedrooms, bathroom, landing, hallway, kitchen, dining room and 2 in living room.
Two sockets required in each of three bedrooms, one on landing, one in hallway, say 2 double sockets in dining room, usual number in kitchen and say three/four double sockets in living room.

PLUMBING
Tidy up leaking radiators, tidy up existing pipework.
Fit radiator in main bedroom and radiator in small bedroom.

PLASTERING
Plaster/skim walls where electrician has left chases.
Make good all severe cracks.

CITY: EDINBURGH House stripped back to brickwork with all ceiling, old pipework and wiring removed and ready for next stage. Wanting work to start asap. House is 1920's brick with wooden floors to both level.

Work required includes;
-Rebuild archway over front entrance which has dropped, including placing concrete lintel over front door inner wall (2m).
-Remove 2 walls and install beams (as designed by structural engineer), approx 4m wall single brick and 3m external wall.
-Replace approx 2sqm external render.
-Dry line approx 5m to external wall which is only single brick thick. Continue dry lining another approx 3m to keep internal level consistent.
-Brick up back doorway (standard dimensions) and change to window (2m wide)
-Cut out below large square bay window to fit french doors.
-Replace 3 short floor joists in bathroom (approx 3m each)
-Install pressurised boiler and central heating system to include boiler and radiators (total number of room = 7). All pipework to be routed under floor.
-Install bathroom including 3 piece suite and over shower, bath is whirlpool. Soilpipe to be moved 50cm along wall. (all bathroom fixtures and fittings provided by client)
-Rewire entire house to include fusebox, lighting and power sockets. Total number of sockets approx 20 double, lighting approx 3 locations each room (7 rooms) and wiring to bathroom and boiler. (Lighting controllers provided by client in 3 rooms). All to be flush fitting.
-Replaster entire house to include ceilings and walls. (all old plaster has been removed and all ceilings removed, as well as all skirting and arcitraves removed)
-Install cloackroom below stairs in old location. Soilpipe may need to be moved approx 30cm along floor. (Cloakroom suite to be provided by client).
-Cloakroom area below stairs to be enclosed in by stud partition with doorway to cloakroom and separate storage door further along.
